What does a typical Project experience include(?)

 

if you are new to working with an architect or designer you may not be fully aware of what we do or what to expect…

there is a difference between an architect and a building designer [Project857 is led by two registered architects]:

> the term “architect” is governed by a national parliamentary act that establishes regulatory guidelines by which registered architect’s must adhere. Building designers are not required to adhere to these standards

> architects spend more time studying and training to obtain their registrations

> Architects wear more black and typically have funny looking glasses

The First Date

Establishing the brief

This process starts during the first date, but can take a couple of meetings for us to fully outline a project brief that captures what our clients are trying to achieve, and how that works with against their budget and time constraints. This is also where we can submit our fee proposals to you for review (and hopefully sign-off)…

concept / feasibility

this entails a closer analysis of the clients brief, undertaking review of the sites, obtaining key information, outlining opportunity and constraints, undertaking statutory review (Town Planning Schemes, R-Codes, Dial Before you dig), looking at design Options and more…

schematic design

This is where the fun Really Starts! We start developing design options to you, these options help us narrow down what you are looking for by testing Materials, colours, layout, size, form… during this process we can prepare development application Packages for council submissions …

design development

This includes Another Dating Round… This time between you and perspective building contractors. we tend to work with builders we already have an established relationship with. You are trusting them with lots of money, so its super important you feel comfortable with your contractor. we also work with consultants to refine the project, develop detailed drawings, look into reviewing costs/pricing and more…

working drawings

your project becomes more an more refined at this point against costs, building code, timelines, materials, fixture selections and more. we develop a detailed drawing package for further pricing, building Surveyor review and building permit submission…

pricing

this area includes the Preparation of a competitive tender if required. It also allows for the issue of documents to builder(s) for final pricing, negotiation of contract price, quantity surveyor review, prepare contract documents to be executed …

Contract administration

update Contract Documents, issue “for Construction drawings”, liaise with Builders and clients, attend site meetings, address cost claims, review works, create defects … there is lots to do here, especially at a detail level. Many clients look to save money upfront by reducing costs of their consultants by reducing their scope of services, it may seem like a good upfront saving but can lead to bigger expenses down the line. We would always recommend engaging project857 for all stages.

our fees are structured around the stages (scope of services) above. the below Stages indicate a percentage of the total fee:

  • The first date 0%

  • Establishing the brief 2.5%

  • Concept/ feasibility 12.5%

  • Schematic design 15%

  • design development 20%

  • Working drawings 20%

  • pricing 5%

  • contract administration 25%
